As Market Slows, Brisbane Buyers Look South

Brisbane’s property market is finally showing signs of slowing after years of rapid growth. Recent reporting suggests the urgency that characterised the peak is dissipating. Affordability pressures and increased listings are giving prospective buyers more time to weigh their options.

This shift may be particularly interesting for prospective buyers eager to buy south of Brisbane. Logan has been one of SE Queensland’s key growth corridors, with easy access to expanding communities, established suburbs, and major infrastructure while being more accessible than other Brisbane suburbs. The capital’s market is increasingly difficult to enter, but the Logan region bridges the gap for those looking for value within commuting distance to the city.

Recent ABC analysis highlights Logan and Ipswich among the suburbs most benefiting from affordability pressures in Brisbane. Prospective buyers are increasingly looking to Brisbane’s outer ring for more attainable properties, but the same analysis suggests interest rates and housing-policy changes are affecting demand. It may be bad news for some, but for buyers, the property market has never been more exciting.

You don’t need to compete in a hot market where a property attracts a slew of offers the moment it’s listed. Buyers may finally have breathing room to inspect properties thoroughly, compare options, and negotiate a better price.

The big question is whether they will use that opportunity.

Considerations for Logan

As one of the fastest-growing areas in Queensland, Logan is home to more than 400,000 residents, and it’s set to grow in the coming years. With the local council heavily investing in community facilities, roads, parks, drainage, and infrastructure, the area is facing record investment in the current financial year.

Another major factor? Transport. In addition to significant road and infrastructure projects to support expanding communities, the Logan and Gold Coast Faster Rail project is set to improve reliability between Brisbane and the Gold Coast while increasing rail capacity.

The 2032 Olympic project is also contributing to substantial developments in the region, and while this doesn’t guarantee future property performance, it’s worth considering as you weigh up the risks of investing in the area.

There’s Still Risk

Don’t make the mistake of focusing on how much you can buy for your money when moving into a more affordable market. Logan is home to a diverse property stock, from new homes in expanding areas to established homes on generous parcels of land. Certain suburbs have older homes, while others have been heavily renovated, and some properties may have experienced termites, flooding, or drainage issues. There are all important considerations when buying. So, the cheapest option isn’t always the best investment.

If you’re looking at properties across South East Queensland, house inspections Brisbane can uncover risks with different property types and areas. Poor drainage, structural movement, and pest damage change the financial appeal, so knowing what you’re dealing with is key.

Take a Different Approach

Don’t wait in hopes of prices dropping further; use the market in your favour and be more selective. A less urgent market means more time to inspect potential properties carefully, investigate defects with a specialist, and fully understand the property before you sign on the dotted line. Buying well is far more important than buying fast or buying early.

Growth isn’t enough to dive headfirst into the property market. Instead, it’s an opportunity. Embrace what many buyers haven’t been able to for many years: time to investigate and time to think.

Due diligence is more important than ever as buyers continue to look south for value. If you’re specifically focused on entering the property market in the Logan corridor, building inspections Logan can identify potential issues before you buy.
